Make the invisible, visible

Letting Agents are under pressure with the Tenant Fee ban all but confirmed to come in sometime in the 12-18 months.

Some are citing potential revenue losses of up to 25% as a direct result... some put this figure even higher. But no matter how big the elephant, there is going to be a hole to fill and you need to recoup it from somewhere.

How do you plan to do it?

One way is to provide more value to the landlord; and critically to show your landlords how your service provides greater value.

A good method here is to ‘make the invisible, visible’.

Do your landlords know you go above and beyond with your tenant referencing to protect their prize asset?

Do they know you carry out a monthly management review of the property?

Do they know you do quarterly inspections?

 If not, you’re missing out. Put on a show to demonstrate all the wonderful things that you do.

What about attracting the right tenant? How do you maximise the interest in the property AND attract high calibre tenant enquiries?

Simple… floor plans.

In a recent survey by Landmark over 50% of agents acknowledged that their customers expect floor plans to be used on property listings. And yet just 18% of Lettings listings have a floor plan.

And Rightmove report 37% Landlords would not invite an agent to value their property if they didn’t use floor plans; and properties with a plan get at least 30% more interest

So stand out; make the invisible visible and demonstrate the value you provide to landlords.
